To me personally, if we don’t sell it urgently with financial problem, we will added all interest been paid so far for the property price, and sell it without any lost.

This is why majority of people selling their property slowly but never wanted to sell below the price they purchase (in total cost include interest)

Unless the person lost his job and unable to pay for the monthly instalment and bank foreclosure the property to auction.

By year 2030 April, the balance of outstanding for the loan still remain 72,241.33 which is actually paid RM403 x 120 months = RM 48,240.00

At least this property need to sell outstanding balance 75k + cost 50k + 5k legal fee = RM 130k

It’s fact and exactly why even during bad market people sell below market value.

In other hand of calculation, where I am in the market since 2013, the property price around 85k, today bank value could give around RM 160k.

And still market is soft and really bad, people who really need money and willing to sell below market value of 20%

The price is 160k – 20% (32k) = RM 128k which is still around 130k that even profit after 7 years selling.

This is still making little money after all.

What is this total cost of investment for a property here?

Compare to an apple a year?

Let’s say the property need repair and etc because tenant spoilt it, but how much does it cost to repair as this kind of rental is usually empty unit.

New paint every two year? Too much? Let’s assume really bad luck and need to paint every two year, so it will cost us 10k in 10 years.

What is actual cost for the monthly instalment? Normally it is positive cash flow on 6th years onwards. And by 10th years, it’s somehow zero up already.

So simple math here, property price bought 85k full loan, legal fee 5k, new paint fee 10k, total cost of investment actually less than 15k.

Why 15k and not 100k, loan is somehow leverage on other people money and we did cover it by rental.

So our cost is the new paint and legal fee and miscellaneous fee…

Fee is very minor and guess what?

Exactly the cost from our pocket money is less than 15k!

What if we sell it 130k after 10 years?

Outstanding balance 75k + cost 15k included legal fee = RM 90k only!

Pocket money take out 15k and make 40k as we sold it at 130k which is 20% below market value.

What if sell on good time 160k?

Do you see how rich getting richer is so easy now?

Just either you want to take a very first step to continue understanding more how to leverage other people money and do it right.

Once it is right and correctly, over 3 years period income increment vs commitment, we actually can duplicate the correct strategy and get 2nd investment really quick. (It can be second year as well)

Property is not buy for speculation even for investment as well, for the first couple of years usually lose money if you sell.
